1955, in the office of the County Clerk and Ex- Officio Register of

That, by reason of the death of said Deceased, said estates

Hereby agree, promise and covenant to covey a fee simple title

the grantors; all in Woods Addition to the Town, now
City of Sheridan, Sheridan County, Wvoming, together
with all improvements situate thereon.
The total sale price shall be the sum of Twenty Five Thousand
($25,000.00) Dollars and includes all improvements now on said
property, and such other improvements as may hereafter be placed
on said premises, the latter to be held as additional security in
case of failure to fulfill the covenants of this contract.
Buyers shall pay the unpaid balance of the purchase price in
the amount of Eighteen Thousand ($18,000.00) Dollars with interest
at the rate of 9 per cent per annum from date, in installments as
follows:
Balance shall be paid in annual installments of
$2,000.00 a year, plus interest at 9 per cent per
annum. "The first annual payment of principal and
interest shall be made on or before the 10th day of
February, 1977 and a like amount on or before the
10th day of February of each and every year thereafter
until the entire principal and interest shall be paid
in full. Buyer shall have the right to make additional
payment at any time after January 1, 1977, without
penalty for prepayment. If interest and principal
is not paid when due, the same shall draw 10 per cent
per annual from maturity until paid. *All interest
shall be computed as simple interest on the unpaid
balance.
If interest and principal are not paid when due, the same
shall draw 10 per cent interest per annum from maturity until paid.
All payment shall be paid at First Federal Savings & Loan Associa-
tion, Sheridan, Wyoming.
Sellers at their expense, shall furnish Buyer with an Abstract
of Title to said premises, extended to date, said Abstract to show
good, merchantable title in Sellers and Buyers shall have twenty
days within which to cause same to be examined. Any defects in
title shall be forthwith corrected by Sellers at their expense.
Buyer shall insure the buildings on said premises in favor of
SHERIDAN COUNTY TITLE INSURANCE AGENCY
